Design Description:
# Architect Brief — Palatial Residence with Future Hotel Conversion
*(Condensed)*
Private family residence now, designed to convert into a boutique hotel later with no major structural changes. Separate family, guest and service zones throughout.
## 1. Bedroom Wing (7 bedrooms)
- 7 bedrooms, each en-suite with walk-in closet.
- **Master suite (presidential):** sitting area, sunken-fireplace lounge, kitchenette, en-suite (double vanity, bath, shower), large dressing room, private terrace/balcony.
- 6 guest/family suites: private corridor entrance, sitting nook, good sound insulation.
## 2. Living & Entertainment
- 2 living rooms (formal + family with fireplace), dedicated TV room, large formal dining area.
- Mini movie theater: tiered seating, acoustic treatment, soundproofed, projector.
- Mini bowling alley: 1–2 lanes with lounge.
- Mini restaurant/bar: counter, lounge seating, back-of-house link to main kitchen.
## 3. Kitchens (2)
- Main family kitchen: island, pantry, large appliances.
- Second service/catering kitchen: adjacent to dining and restaurant/bar.
- Both sized to serve 20+ guests (suits hotel use later).
## 4. Wellness Zone
- Indoor pool (with hall + changing rooms), sauna, jacuzzi, sunken-fireplace lounge, indoor gym (shower/changing).
## 5. Work & Office
- Private office/study with meeting area, separate visitor entrance — later becomes hotel admin/reception office.
## 6. Outdoor Facilities
- Outdoor pool with deck + poolside bar; tennis, basketball and indoor squash courts; landscaped gardens, terraces, outdoor lounge/dining; covered parking or porte-cochère.
## 7. Hotel-Conversion Planning
- Guest entrance + main lobby (for future reception).
- Bedrooms on own corridors/entrances (hotel-style layout).
- Separate service corridors, laundry, staff areas, storage.
- Space for commercial kitchen (second kitchen converts).
- Reserve lifts/elevators and fire exits; structure allows internal walls to move.
- Adequate parking + service/delivery entrance.
- Meet commercial hotel standards: fire safety, accessibility, licensing.
## 8. Infrastructure & Services
- Backup generator, solar if possible, water storage/treatment.
- Security: perimeter, CCTV, gatehouse with staff room; staff quarters.
- Pool plant + sauna/jacuzzi mechanical rooms.
- Climate control for indoor pool, theater, gym.
## 9. Helipad & Aviation (Two Bell 525 Helicopters)
- **Two separate landing/take-off pads** (one per helicopter) so both operate independently.
- **Pad size:** Bell 525 — rotor Ø ≈ 15 m, overall length ≈ 19–20 m with rotors turning. Confirm exact dimensions + safety margins against manufacturer data and **Kenya Civil Aviation Authority (KCAA)** helipad rules.
- Clear approach/departure paths (no tall trees, buildings, power lines); consider prevailing wind.
- Position well away from house, bedrooms, pools (noise, downwash, dust); connect via covered/landscaped path + service road to parking.
- **Hangar:** covered shelter for both helicopters, tow-way to pads, small workshop/storage.
- **Fuel storage:** separate, safe, bunded to aviation-fuel standards.
- **Safety:** fire-fighting point, wind sock, perimeter + night-landing lights, reinforced-concrete pad surface.
- **Crew facilities:** small lounge, briefing room, restroom, waiting area.
- **Security:** perimeter fencing + controlled access.
- **Hotel angle:** helipad is a selling point — plan short direct pad-to-lobby route + luggage area.
- **Note:** KCAA approval takes time — involve an aviation consultant early, before final site layout.
## 10. Rooftop Level
- Infinity pool at best-view edge with sun deck + loungers.
- Rooftop restaurant: indoor/outdoor dining, open kitchen/serving station, bar.
- Sauna + steam room (sheltered from wind), with changing/showers.
- Spa: treatment rooms, relaxation lounge, reception counter.
- Outdoor lounge: pergolas/shade, fire pit or heaters.
- Access: dedicated passenger lift + service lift + staircase; service lift reaches kitchens below.
- **Structural/technical:** roof must carry pool water, decks, sauna/steam plant, dining loads — design structure from start; heavy-duty waterproofing + leak detection/drainage; plant space away from guest areas; safe balustrades, non-slip surfaces, fire exits; wind/sun/rain shading; keep rooftop pool/restaurant well separated from helipad (noise/downwash).
- **Hotel benefit:** rooftop restaurant, spa, infinity pool = main hotel attraction; separate guest and staff lifts so they operate publicly without crossing private areas.
