Design Description:
The land is 772sqm, will use 300sqm to build 2 villas. project budget: 250000USD.
I want to rent it out to the embassy and this is their requirement :
1. Security and privacy — top priority
Fully fenced or walled compound with a secure vehicle entrance.
Automated sliding gate, intercom and video doorbell.
CCTV coverage of entrances, driveway and perimeter.
Security lighting, solid external doors, quality locks and window security.
A suitable guardhouse or sheltered guard post, with toilet facilities if required.
Landscaping that preserves privacy without creating hidden areas.
Security requirements can vary significantly by mission. A diplomatic tenant may require a formal security assessment before accepting the property.
2. A spacious family home with executive finishes
My recommended target is a 4–5 bedroom house with a generous master suite, ensuite bathrooms, walk-in wardrobes, a separate study and several reception areas.
Large living and dining areas.
A separate formal lounge or entertaining room.
Modern kitchen with quality cabinetry and stone countertops.
Guest bedroom on the ground floor, where practical.
High-quality, durable flooring, fittings and finishes.
3. Bedrooms and bathrooms
Four or five comfortable bedrooms for a family and visiting guests.
Ideally, an ensuite for the master bedroom and additional ensuite or well-appointed bathrooms for other bedrooms.
A separate powder room for visitors.
Excellent water pressure, hot water and reliable drainage.
Good ventilation, insect screens and blackout curtains.
Aim for privacy between the family bedrooms and formal entertaining areas.
4. A fully equipped kitchen
Include a large refrigerator, oven, cooktop, dishwasher, microwave, rangehood and generous food-storage space. Provide a separate laundry with washing machine, dryer and storage.
A butler's pantry or secondary food-preparation area would be a premium feature if the budget allows.
5. Parking and access
Covered parking for at least two vehicles; three is preferable.
A turning area that avoids reversing directly onto a busy road.
Separate pedestrian access.
A safe, well-lit route from the parking area into the house.
Space for official visitors, service providers and household staff.
The driveway and entrance should be designed with the actual site dimensions and security needs in mind.
6. Outdoor entertaining and landscaping
A large covered veranda or outdoor dining area.
Landscaped gardens and privacy screening.
A barbecue or outdoor kitchen.
A swimming pool, if the site, budget and target tenant justify it, with compliant safety barriers.
Space for small official receptions or family gatherings.
A pool and extensive garden can help position a property at the luxury end, but they also add maintenance and safety costs.
7. Reliable utilities and resilience
Backup power provision, with a generator or suitable solar and battery system.
Water storage and a reliable pump system.
Air-conditioning in bedrooms and main living areas.
Reliable internet infrastructure and strong Wi-Fi coverage.
Effective stormwater drainage and a durable, well-maintained roof.
Appropriate cyclone resilience and professionally installed electrical systems.
For Suva, reliable utilities, moisture control, corrosion-resistant fittings and sound drainage are particularly sensible investments.
8. A proper study and communications setup
Provide a quiet office with built-in storage, sufficient power outlets, good lighting and provision for secure internet equipment.
This is valuable for diplomats who work from home, handle confidential documents or need to communicate across time zones.
9. Staff and service areas
Consider separate domestic staff accommodation, a service yard, secure storage and a discreet service entrance. A guard toilet may also be useful.
These facilities should be separate from the main family living areas and designed to respect the privacy of both occupants and staff.
