Design Description:
we need you to submit a detailed architectural and development proposal for a distinctive, internationally marketable Health & Wellness destination at Bloemendal in Durbanville, Cape Town. The development is to unite evidence-led health services, supervised recovery, luxury accommodation, wellness, art, botanical discovery, product innovation, food and winelands hospitality within one coherent master plan.
20 Free-Standing Dual-Purpose Chalets: Designed for medical recovery (nurse call points, adjustable bedding, privacy screens) with seamless conversion to high-end rental units for international tourists during off-peak medical periods.
VIP Chauffeur Limo Service: Private, discreet transfers between Cape Town International Airport, Northern Suburbs medical clinics, Table Mountain/Cape Peninsula attractions, and Winelands tours
The project must operate as both a destination and a carefully controlled health environment. It should welcome international and South African guests, medical referrals, wellness visitors, residents, hospitality customers, product partners and day visitors—while protecting patient privacy, clinical safety, operational separation and the quality of the Bloemendal setting.
The architecture should express a contemporary Cape Winelands identity: restrained, tactile, elegant, landscape-led and materially grounded. It should feel enduring rather than themed; premium without being ostentatious; technologically sophisticated without losing human warmth.
• Create a legible arrival sequence through aromatic botanical planting, with a memorable threshold and clear wayfinding.
• Separate clinical and patient circulation from public hospitality, food, beverage retail, gallery and event circulation, while allowing intentional visual connections where appropriate.
• Make Renewal Centre Labs visible to visitors through a curated, secure, showroom-like viewing experience—compared by the Client to the transparency and theatre of a premium motor-car showroom.
• Design villas/chalets as dual-purpose assets: suitable for supervised recovery when clinically approved and, at other times, premium ultra-high-net-worth (UHNW) hotel suites.
• Make the landscape, water, shade, views, sensory planting and outdoor movement routes integral to the architecture, not leftover space.
• Deliver an expandable, maintainable, energy-conscious development with clear phasing and robust whole-life cost planning.
2. Site context, reference documents and due diligence
The Client has supplied a 2019 Bloemendal Farm “New Stable” status quo / heritage report prepared by Rennie Scurr Adendorff Architects. It describes Bloemendal as an historic farm established in 1702, with a central werf and a layered collection of farm buildings. It records heritage concerns relating to past alterations to the so-called new stable and recommends heritage-informed architectural resolution, appropriate detailing and engagement with the relevant heritage authority. This document is a contextual reference, not a substitute for current professional surveys or approvals.
the designers must inspect the original document and obtain confirmation from the Client and relevant authorities of its scope, conditions, current validity and relationship to the proposed development. No planning rights or approvals should be assumed solely from the file name.
Commercial and cost proposal requirements
The Client expects transparent pricing and a proposal that can be reconciled to the scope. A single headline figure without a schedule of inclusions, exclusions, assumptions and allowances will not be considered a complete response.
