The architectural project and apartment floor plans are already developed. We are NOT requesting a new architectural layout. We are looking for a professional design team to help us with: 1. Exterior Façade Design & 3D Rendering * Develop and refine the architectural façade based on our existing building plans. * Contemporary, elegant and timeless boutique residential style. * Preferred materials: brick in 2–3 complementary tones combined with white architectural elements. * Incorporate vegetation and a sophisticated residential appearance. * Produce high-quality photorealistic exterior renders suitable for marketing and sales. 2. Furnished Apartment Floor Plans / 3D Floor Plans * Use our existing architectural apartment layouts without changing the approved distribution. * Add furniture, finishes, materials and decoration to clearly communicate the use and scale of each space. * Produce attractive rendered/furnished floor plans suitable for our sales material. 3. Interior 3D Renderings We would also like a quotation for selected interior renders, particularly representative apartment spaces and common areas/amenities. IMPORTANT: We already have the architectural floor plans in PDF format and can provide them for your review, together with dimensions and project information. Please provide us with a detailed quotation in USD, including: * Cost for façade design and exterior renders. * Cost for furnished/rendered apartment floor plans. * Optional cost for interior renders. * Number of images/renders included. * Number of revisions included. * Estimated delivery time. * File formats and final resolution provided. I’d like to give you a clearer overview of the project so you can better understand the scope of the work we are requesting. this is a 5-story boutique residential building located in one of the most exclusive residential areas of Guatemala City. The building is limited to 5 levels due to the construction regulations applicable to this exclusive residential area. The typical residential floors (Levels 2–5) have approximately 1,544.61 m² per floor, with 11 apartments on each level. The apartments have different sizes and layouts, so we would like each layout to be furnished and rendered according to its individual design. Level 1 has approximately 1,570.35 m² and includes apartments as well as the main amenity areas of the project. We would like your proposal to include the exterior façade design and high-quality architectural renders, as well as the interior furnishing and renders of the different apartments and the amenity areas on Level 1. The architectural layouts are already defined, so we are not looking to redesign them. We would like your team to develop the interior design, furniture, materials and high-quality visualization, as well as the exterior architectural image and façade of the building. I am sending you both plans — Level 1 and the typical Levels 2–5 floor plan — so you can clearly understand the complete scope of the project and prepare your quotation accordingly. We are looking for a modern, sophisticated and timeless design, appropriate for a boutique residential building in this exclusive area of Guatemala City. I would prefer Chinese designers, especially firms with experience in high-end boutique residential projects. Since we are developers and builders, we are particularly interested in companies that can provide the design and also manufacture or supply furniture, lighting, kitchens, closets, flooring, bathroom finishes and other materials according to the approved design. However, I am open to exceptional proposals from designers from other countries as well. I would prefer to receive no more than 5 proposals in total. We are looking for a design team that can work from our existing architectural documentation and transform it into high-quality presentation and marketing material for the project. If the collaboration is successful, we have additional boutique residential developments that may require similar services.
