Following our discussions and the architectural brief we have prepared, we would like to share with you our preliminary investment framework for Phase 1. The project consists of a 440 m² two-storey modular and demountable building, comprising: - 220 m² Ground Floor: WOX Showroom & Customer Experience; - 220 m² First Floor: Eburni Motors Regional Hub, including management, commercial and operational offices; - 260 m² of the 500 m² plot: reserved for the future Phase 2 Aftersales / Service Center. For the 440 m² Phase 1 building, our preliminary investment envelope is approximately: FCFA 150–180 million, excluding VAT This envelope is intended to cover the building itself and its permanent installations, including: - prefabricated structure and foundations; - architectural envelope and façades; - glazing and aluminium works; - roofing; - floors, ceilings and wall finishes; - doors and partitions; - electrical installation; - fixed lighting; - HVAC / air conditioning; - plumbing and sanitary installations; - fire and safety installations; - fixed building services; - necessary technical provisions for future development. The following items are not included in this envelope: - office and showroom furniture; - IT equipment and computers; - audiovisual and digital equipment; - showroom equipment; - future SAV equipment; - general site earthworks and land preparation. However, we would like the project to include the necessary technical provisions and infrastructure planning for the future 260 m² Aftersales / Service Center, so that Phase 2 can be implemented without major disruption to the showroom and headquarters. At this stage, this should be considered as a preliminary investment framework rather than a fixed budget ceiling. We would therefore appreciate receiving your best technical and commercial proposal, based on the specifications provided. We would particularly appreciate a detailed BOQ and cost breakdown, allowing us to clearly understand: 1. the main construction components; 2. the technical specifications proposed; 3. the cost per major work package; 4. what is included and excluded; 5. the proposed construction methodology; 6. the estimated implementation schedule; 7. any potential cost optimization without compromising the premium WOX showroom standards. We would also welcome your recommendation regarding the most appropriate modular construction solution for Abidjan's climate and operating conditions. Our objective is to achieve the right balance between premium quality, durability, modularity and investment efficiency, while fully respecting the WOX showroom requirements.
