LAND: Family-held leased land of 0.16 acre (approx. 647 sq.m, ~26.5 m x 21.8 m) at Brahabobom, Apinto Division, Tarkwa-Nsuaem Municipality, Western Region, Ghana, fronting an access road. Stool lease of 50 years (granted 2019); approved survey plan attached; registration and hostel-use consent are being completed with the Lands Commission and the Apinto stool. 2. BUILDING: 2-floor hostel, approx. 423 sq.m total floor area, footprint 17.4 m x 12.15 m. - Ground floor: 6 self-contained single rooms, each with kitchenette, bathroom and private lobby; central corridor; waiting area; porter's lodge; store; WC; main entrance. - First floor: same 6-room arrangement repeated, plus an open front terrace/balcony for tenants. 3. STYLE & FINISH: Simple modern. Clean rendered facade with a contrasting accent band between floors, hipped roof in brown aluzinc, cross-ventilation windows on all four facades, entrance canopy on columns, burglar-proof openings on ground floor. 2-Star level finishes (durable, low-maintenance, easy to clean). 4. SERVICES TO INCLUDE: Overhead water storage tank on tower at rear corner (gravity feed), septic tank and soakaway at rear, paved forecourt, boundary fence with sliding gate, surface drainage. 5. SITE CONSTRAINTS: Plot is small (647 sq.m) and slightly skewed – please respect the building lines shown on the attached concept site plan, keep the septic/soakaway at the rear, and maintain the open yard for laundry/drying. 6. DELIVERABLES NEEDED: Site plan, ground & first floor plans, all elevations, one section, door/window schedules, basic plumbing & electrical layouts, 3D exterior views — a complete set suitable for building permit submission to the Tarkwa-Nsuaem Municipal Assembly, Ghana, and for a local licensed architect to finalize and stamp. 7. BUDGET & TIMELINE: Design budget approx. USD 500 MAX (fixed fee preferred, milestone payments). Construction budget approx. USD 140,000–180,000.
