For the residential buildings, we need: Separate 2-floor apartment buildings — not one continuous block. Modern and attractive architectural design. Hidden/internal staircases. Balconies. Dedicated laundry area. Guest toilet. Modern kitchens with provision for fitted appliances. Bedrooms with wardrobes. Good natural lighting and ventilation. Durable, good-quality finishes suitable for rental properties. Attractive modern façade, including the prominent front pillars/design elements we discussed. The buildings should be designed with efficient construction costs in mind because our priority is to achieve a faster return on investment and reinvest into additional phases. Estate Amenities Please incorporate the following into the overall master plan: Phase 1 – Essential amenities Secure perimeter wall/fence. Main entrance gate and security point. Adequate parking. Reliable water supply and water storage tanks. Proper drainage. Internal roads and pedestrian walkways. Outdoor/security lighting. Basic landscaping and green areas. CCTV provision. Small children's outdoor play area. Future Phases – To be planned/reserved in the master plan Swimming pool. Larger children's playground. Residents' gym. Additional landscaped family/relaxation areas. Outdoor seating/green spaces. Possible small convenience shop/commercial space. We don't want to construct all the expensive amenities in the first phase. However, the master plan should reserve suitable space and provide the necessary planning/infrastructure so that the swimming pool, proper playground and gym can be added in later phases without disrupting the completed buildings. The overall objective is to create a modern, family-friendly and attractive rental estate while keeping the initial construction cost controlled, allowing us to recover our investment faster and continue expanding the project phase by phase. I dont have idea i am still studying this project my aim is to do rental houses business, and is my first time ,you can guide me if you have any estimate on this but I was expecting not to invest big money on first time, we can start small and grow big,,i want to build the traditional way with heavy bricks, but I thought I can try to use steel houses system is much cheaper, I will compare the cost and decide.
