Based on the current F-A-L-L-O-N Executive Compound concept, the 75 ft × 150 ft site, the 18 m × 14 m duplex I would like the designers to develop the F-A-L-L-O-N Executive Compound as a high-end, modern luxury estate, with careful attention to functionality, privacy, proportion, circulation, and executive presentation. Whole project fee: ₦280M – ₦360M For the main 6-bedroom executive villa, please incorporate the following requirements: * 6 spacious bedrooms, with each bedroom having its own private en-suite bathroom. No bedrooms should share bathrooms. * 1 additional elegant visitor/guest bathroom conveniently positioned near the main living and entertaining areas. This gives the main villa 7 bathrooms in total. * A grand entrance foyer that creates an impressive first impression while maintaining a warm, sophisticated atmosphere. * A large formal living room designed for executive entertaining and receiving important guests. * A separate family lounge/relaxation area for more private everyday living. * A spacious formal dining room suitable for family dinners, business entertaining, and special occasions. * A large luxury main kitchen with modern cabinetry, premium finishes, generous countertop space, an island where appropriate, and excellent storage. * A separate secondary/service kitchen to support the main kitchen and keep service activities discreet. * A luxurious master suite, substantially larger than the other bedrooms, with a private sitting area where appropriate, a spacious walk-in wardrobe/dressing area, and a premium en-suite bathroom. * Walk-in closets or generous wardrobe spaces for the other bedrooms. * A dedicated executive home office/study suitable for private business work. * A guest suite/guest bedroom arrangement that provides visitors with comfort and privacy while maintaining separation from the principal family areas. * A dedicated family/entertainment room for movies, recreation, and private relaxation. * Multiple balconies and terraces, particularly around the upper-floor bedrooms and living spaces, designed to overlook the landscaped compound and create a strong indoor-outdoor connection. * A spacious back patio/outdoor lounge connected naturally to the garden and swimming-pool area. * A properly planned laundry/utility room, storage areas, linen storage, and other practical service spaces. * Discreet staff/service areas and circulation, ensuring household operations can function efficiently without compromising the privacy of the main residence. * Excellent natural lighting and cross-ventilation throughout the villa. * Modern smart-home provisions, CCTV/security infrastructure, access control, structured cabling, and appropriate provisions for backup power and other essential services. * Premium, durable finishes throughout, with a contemporary luxury aesthetic that remains timeless rather than overly decorative. For the separate 2-bedroom rental building, please design it as an independent and private residential unit within the compound. It should include: * 2 comfortable bedrooms, with each bedroom having its own private en-suite bathroom. * A separate visitor/common bathroom, if the available space allows. * A comfortable living room. * A functional dining area. * A modern kitchen with adequate storage and preparation space. * Appropriate wardrobes/storage for both bedrooms. * Laundry/utility provisions. * Private access and sufficient privacy from the main executive villa. * Good natural lighting, ventilation, security, and a modern exterior that complements the main villa. Beyond the individual rooms, I want the designers to consider the entire compound as one cohesive luxury development. The main villa should remain the visual and architectural centerpiece, while the 2-bedroom rental building should complement it without competing with it. The overall master plan should also integrate the swimming pool, outdoor bar and lounge, landscaped garden, back patio, three-vehicle parking area, walkways/paved paths, security/access arrangements, and other approved elements of the F-A-L-L-O-N Executive Compound. Most importantly, I do not want the designers to simply place rooms into a building. I want them to develop a well-engineered luxury residence with intelligent space planning, excellent proportions, privacy between public and private zones, efficient circulation, natural light, ventilation, indoor-outdoor connectivity, and a strong executive presence. Please use these requirements as the initial design brief, and then have your architects propose the most sophisticated and efficient floor-plan solution within the available site dimensions. I am also open to the designers recommending improvements where they believe they can enhance the functionality, luxury, or long-term value of the project without unnecessarily increasing the construction cost. The goal is to create a residence that represents the F-A-L-L-O-N Enterprises brand: sophisticated, powerful, functional, internationally styled, and built to a genuinely executive standard.
