Expected Design Duration: 12 to 16 weeks for all phases. • Land Area: 800 m² (20m frontage × 40m depth). • Building Configuration: 2 Basements + Ground Floor + 7 Typical Residential Floors (Total 9 levels). whole budget is 7200Sqm • Total Units: 48 Residential Apartments (6 units per typical floor). 2. Project Vision & Design Objectives The project aims to set a new standard for luxury living (Quiet Luxury) in Baghdad. The appointed consultant is required to deliver a Modern Style design that intelligently accommodates the harsh Iraqi climate and achieves maximum energy efficiency, while maintaining high aesthetic and marketing value. 3. Architectural Specifications & Internal Apartment Layout Net Apartment Area: Ranges between 105 to 125 m². Room Distribution (Architect's Recommendation Required): Given the available area, the architect is requested to study and propose the most optimal layout scenario (Option A or Option B) that maximizes spatial efficiency: • Option 1: 1 Master Suite (Bedroom + En-suite Bath) + 2 Children's Bedrooms + 1 Shared Children's Bath + 1 Guest WC. • Option 2: 1 Master Suite (Bedroom + En-suite Bath) + 1 Children's Bedroom + 2 Additional Baths (1 for children, 1 for guests). • Core Internal Design Requirements: o Privacy: Bathroom and kitchen doors must be completely hidden from the direct line of sight upon entering the apartment, utilizing decorative partition walls or recessed corridors. o Lighting & Ventilation: All rooms must receive natural light and ventilation via windows or light wells. o Living Area: Open-plan living and dining area facing the main street or a large light well. 4. Environmental, Climate, and Energy Efficiency Requirements (Iraqi Context) The design must incorporate passive design strategies to minimize thermal loads: 1. Thermal Insulation & Protection: Use of sun-breakers (Louvers) and deep balconies on Southern and Western facades. Mandatory use of high-performance Double Glazed windows. 2. Thermal Chimneys: Design light wells to act as thermal chimneys that draw hot air upwards, enhancing natural stack-effect ventilation. 3. Energy Economy: • Optimize building orientation and fenestration to minimize solar heat gain. • Design completely isolated shafts for external AC units (AC Shafts) to prevent thermal pollution of residential light wells. • Plan HVAC routing to be as short as possible to minimize energy loss. 4. Thermal Mass: Utilize building materials with high thermal mass and advanced thermal insulation for external walls and roofs. 5. Structural and Utility Requirements (MEP) 1. Underground Water Tank: o Allocate sufficient space in Basement 2 (Lower Basement) to construct an underground water tank with a capacity sufficient for the entire building (48 apartments) for water outage periods. Must include double waterproofing and water-resistant concrete. 2. Electricity Transformer Room: Allocate the 1st floor for the transformer room strictly according to the Iraqi Ministry of Electricity regulations, including complete acoustic and thermal insulation. 3. Parking & Services: Basement 2 will house the parking spaces (48 spots), the underground water tank, generator rooms with smoke extraction systems, and fire water tanks. 6. Architectural Style & Aesthetics (Facade & Common Areas) • Style: Contemporary Modern with clean lines and sophisticated geometric forms. • Facade: A blend of natural stone, exposed or neutrally painted concrete, and glass. Use of vertical slats (Wood/Metal) to add visual depth and provide shading. • Lobby & Entrance: A luxurious main entrance with a double-height ceiling, concealed LED lighting, and marble flooring. 7. Required Deliverables 1. Phase 1: Concept design, floor plan layouts for the proposed options, and 3D exterior renders. 2. Phase 2: Design development, elevations, sections, and light well coordination. 3. Phase 3: Complete working drawings compliant with Baghdad Municipality and Civil Defense codes. 4. Energy Efficiency Study: A brief report explaining how the design achieves energy economy.
