I have a project and I would love to have a quotation for it, this is my own house, project cost $200,000-$300,000. And I want the designers to be from Asia because not everyone understands the structural engineering of building a house with less walls on the first floor and so it has to be very secured there are few or close to none contemporary homes in certain parts of Africa so not every architect or engineer knows how to handle it PROJECT: Contemporary Smart Estate - Yaounde, Cameroon PLOT SIZE: 3000 m2 (50m x 60m) | HOUSE FOOTPRINT: 400 m2 (Two Levels, Total 750-800 m2) ​1. STRUCTURAL STEEL & FOUNDATION (PHASE 1) ​Column-Free Span: Max 8.5-meter clear span on ground floor. Requires deep concealed transfer beams or a 250mm reinforced solid transfer slab at the first-floor level. ​Concrete Strength: Foundations/Beams >= 30 MPa (C30/37). Slabs >= 25 MPa (C25/30). Cement: CEM II 42.5N/42.5R. ​Steel Grade: High-Yield Deformed Bars, Yield strength = 500 MPa (BS 4449 Grade 500B / HRB500). Estimated 28-38 Metric Tons total. ​Rebar Matrix: Foundation/Columns use HA 16mm/20mm (stirrups HA 8mm/10mm). Wide Beams use HA 20mm/25mm (stirrups HA 10mm). Slab uses HA 12mm double layer mesh. ​Foundation Protection: 150mm hardcore, 50mm sand blinding, 300-micron Virgin Polyethylene Damp-Proof Membrane (DPM), and SBS-modified bitumen waterproofing. ​Roof: Galvanized steel trusses. Pre-painted Aluzinc-coated insulated sandwich panels (50mm Polyurethane foam core). Integrated 200mm gutters with 110mm PVC downpipes. ​2. GLASS, ARCHITECTURE & FINISHES (PHASE 3) ​Windows/Facade: Thermally broken heavy-duty aluminum profiles (2.5mm thickness, matte black). ​Glass Spec: Double-glazed insulated units (IGUs). 6mm Toughened Outer + 12mm Argon spacer + 6mm Laminated Safety Inner (3mm+0.76PVB+3mm). Low-E coated. SHGC <= 0.35, U-Value <= 1.8. ​Sliding Walls: Aluminum retractable glass system. Bottom-rolling stainless steel tracks recessed flush with floor tiles. ​Mudroom: Floor sloped 1.5% to a 150x150mm stainless siphon drain. Wall tiles to 1.5m height. Deep stainless steel utility sink. Direct laundry access. ​Dual Kitchens: Showroom: 20mm quartz waterfall island, HPL doors. Dirty: 304 stainless steel counters, 1200 m3/hr industrial exhaust hood. ​Cinema: Windowless, twin-skin masonry cavity with 60mm mineral wool (80 kg/m3) behind 15mm acoustic plasterboard. Solid-core door (>= STC 45). ​Master Suite: Cantilevered 2.5m concrete balcony, frameless 15mm laminated glass balustrades overlooking the landscape. ​3. SMART HOME & HYBRID SOLAR TOPOLOGY (PHASE 2 & 3) ​Wired Automation: Centralized Star Topology. Hardwired physical backbone supporting Matter, Thread, Zigbee 3.0, or KNX. Hardware must feature International/Global Firmware. ​Containment: Dedicated 2m x 2.5m Technical Server Room (MDF closet) with dedicated cooling. Independent 25mm and 32mm PVC conduits. ​Cables: Cat6 Shielded/KNX Bus to all switch plates; Cat6 Data + 3-Core Power to motorized window blind pockets; Cat6a SFTP to all Wi-Fi Access Points, TVs, and PoE Perimeter AI Cameras. ​Solar Array: 12.0 kWp to 15.0 kWp capacity using Tier-1 Monocrystalline half-cell panels (>= 550Wp, 21.5% efficiency) tilted 4-6 degrees South. ​Storage & Inverter: 30 kWh to 40 kWh Lithium Iron Phosphate (LiFePO4) battery bank (>= 6000 cycles at 90% DoD). 15 kVA Smart Hybrid Inverter system with 200% surge capacity. ​Panel Board Split: Isolated busbars for Essential loads (Server room, IT, security, lighting, bedroom ACs) and Non-Essential loads (pumps, heavy dirty kitchen appliances). ​Sourcing Mandate: Sourced factories must provide itemized factory-gate pricing separate from shipping. All steel must have mill test certificates. Pre-shipment inspections (SGS/Intertek) mandatory before container sealing.
