Design Description:
I own a 620 sqm plot and constructable GF allowed is 325m2. I need GF/ 1st floor and 2nd floor just to cover 150m2. Please advise this design will cover electrical, plumbing, foundation and elevations. As all engineering drawings must be approved my ministry here in Oman. My budget is around 100k USD. And I like to save as much as possible. I guess Oman designer will have a better idea of local requirements. Ground Floor requirements: 1.Bedroom-1 with bathroom including shower/washbasin / and WC- Changing room or closets built-in wall. 2.Guest bedroom with bathroom including shower/washbasin / and WC 3.Kitchen with an island and kitchen store 4.Living room/TV room 5.Dining room (table for 6) 6.One office room 7.Shoe closet at the entrance with a hanger setting. 8.A center area in the GF is vented open to the sky 9.A swimming pool may be (5x5m) 10.Backside servant room with attached bathroom complete and a laundry room. This is in addition to the 325 m2 covered area. 1st Floor 11.3 bedrooms with attached bathrooms and closets 12.Pantry 13.Drawing room/ sitting room / TV room 14.Slipper/Shoe storage within the wall near the staircase 2nd Floor 15. The covered area allowed is 150 m2. 16. The open area is on the front side for sitting arrangements and a pergola in Islamic style. 17.2 rooms with attached bathrooms/shower 18.1 kitchen and kitchen store 19.1 bathroom for guest use. -All water supply tanks on the top of the 2nd floor -All air conditioning split Acs. -All water supply pipes must be Techno PPR pipes with insulation protecting against the hot climates of the Middle East.
