Need the architectural design for the apartments building 1000 M2 lot is in Baja hibe 200 meters from the beach (just search in google is ok ) The plot of land is exactly 1000 M2. I have had some realestate and building expierence and as there is to be some room for palm trees etc on the lot so l to roughly calculated 500 m2 per floor and this approximately a total build volume of around 1500 m2.(Not landscaping) 3floors of the building. The ground floor half is 4units small single apartments and half is 4 parking spaces. The first floor is 2units small single apartment and 2 units 2bedroom apartments . The third floor is the whole apartment for yourself living . For design budget :EUR1500-3000 For whole building budget :15-20 thousand euros per apartment, if that's what you mean yes roughly but only building costs with tiles and flooring but no furniture (The designer gave me advice pls ) For design no limit for his country but need designer who are familiar with DR building regulations or have worked on architectural projects at DR .(I've lived in Germany and admire meticulousness and attention to detail. I hope designers can be just as meticulous.) As budget goes labour is very cheap in the Dominican Republic and generally building issues are not so tightly regulated as in some countries like Germany for example. Also to take into consideration is the constant Warm climate where certain building measures will not be necessary as in countries that face HG ard winters Playing with the possibility of using 2 apartments of the building as b&b apartments for friends, family and then hearsay and recommendation for those who want to rent these 2'b&b apartments as vacation apartments. But not offering and hotel or services. If I do the B&b idea then it will most likely be 1 apartment to start with and then see how demand is. B&b rental is higher but on the other side the apartment will have periods where it's empty and not rent income. As said I'm not going to hustle for customers, it will be just offered to friends and family for rent and those these recommend the apartments to and they will have to long term carry themselves cost wise profitably otherwise they gent rented out on the standard rent market.
