Design Description:
1.I want to do a 10 storey apartment block on a space of 18 meters x 30meters as the build up space , ground floor parking then 10 floors above ,One bedroom , with amenities like , Service lift , roof top lounge area and roof top swimming pool, fully recessed Balconies 2. The plan is to do One bedroom units on 10 floors + ground floor parking = 11 Named as - 78 WALSTREET APARTEMENTS 3. Six one bedroom units per floor average 35 sqm - 40 sqm per unit 4. Amenities like roof top swimming pool, service lift , sales office , club house , generator house, EV charging spot. To get approvals to construct one needs to first forward the architectural and structural plans. The land is mine , and ready for build once we get the County Approvals Google map:https://maps.app.goo.gl/WztT5PPGDfXDxoGcA But we can do Phase 1 then phase two , two blocks. Approximately 3000sqm per phase. The plan is to complete phase one and as am building raise funds from presales and my other businesses. Once phase one is fully sold the we can embark on phase two. We need To do the phone two phases , because of government approvals to be done once , however I can also build at my pase block by block However the construction budget per square meter is 155usd cost of land is not included since it's inherited land however when selling the units I'll include current value of land. The cost would be almost 1million usd Cost of construction is not a constant figure depending on where am directly sourcing my materials. This can range from 100usd -155usd per square meter on each unit . For the designs and conceptualization in Kenya we prefer a standard fee for the work For the contractor we prefer a labour contract.
