Design Description:
I have a land with 912 square meters (30x32), and I need an architectural design concept for a 160 square meters G+1 house, an 80 square meters 2-bedroom bungalow, and a 90 square meters 3-bedroom bungalow. What is your cost? Prefer a Rwandan local designer. The following are my requirements: Site and Zoning Conditions Plot: Single parcel, 912 m² (30m x 32m) Access: From the south Zoning: R1A (typically low-density residential, check setbacks, height, coverage) Buildings: Owner’s house: G+1 (ground + 1 floor) Bungalow: 2 bedrooms Bungalow: 3 bedrooms Constraints: None (no easements, steep slopes, wetlands, or power lines) Step 1: Layout Strategy Access & Driveway Main vehicular access from the south side. Allocate internal drive or parking spaces for each house. Building Placement Respect R1A minimum setbacks (usually front: 5m, rear: 3m, sides: 2-3m, check local regulation). Owner’s G+1 house placed centrally or towards the north for privacy. Bungalows distributed on remaining parcels, ensuring sunlight and ventilation. Open Space Maintain shared yard, gardens, and circulation space. Consider orientation for natural light (e.g., living rooms to the north or east). Step 2: 2D Site Plan Elements to include: Plot boundaries and dimensions Driveways and pedestrian paths Building footprints with labels (G+1, 2BR bungalow, 3BR bungalow) Setbacks and green areas Step 3: 3D Massing G+1 house: 2 floors, approximate height 6–7m Bungalows: single-story, with 2–3 bedrooms Roof types: pitched roofs for bungalows, flat or gable for G+1 Include site context (plot boundary, access, green areas) Step 4: Modeling Workflow Import KMZ into a 3D software (SketchUp, Revit, AutoCAD 3D, or Blender). Draw the plot boundaries (30 x 32 m) based on KMZ. Place building footprints respecting setbacks. Extrude buildings to desired heights. Add roof, windows, doors, and basic landscaping.
