Nous sollicitons votre expertise pour la conception d'un duplex de 5 pices sur un terrain de 250 m². Compte tenu de la surface du terrain, nous attendons une proposition qui optimise l'espace habitable sans sacrifier le confort extrieur (parking et retrait obligatoire). Configuration souhaite : •Emprise au sol optimise : Prvoir un retrait suffisant pour le stationnement de 1 ou 2 vhicules. •Rez-de-chausse : Salon/salle manger en open-space pour gagner en volume, cuisine avec buanderie compacte, et une chambre autonome. •tage : 3 chambres, dont une suite parentale avec balcon, et une gestion intelligente des dgagements (couloirs rduits). •Toiture : Possibilit d'une toiture-terrasse (roof top) pour compenser le manque de jardin au sol." C'est un dfi architectural intressant : loger un programme de 5 pices (dont 4 l'tage) sur une parcelle de 250 m² exige une densit intelligente. Pour russir ce projet, il faut privilgier la verticalit et la fluidit des espaces. Voici une proposition de structuration optimise pour votre duplex. 1.
