Project Brief – Commercial Building with Hotel & Restaurant Plot size: 26 ft width 72 ft length (approx. 175 sq. m / 1,884 sq. ft) Situated on NH Highway, Farrukhabad, Uttar Pradesh Current land use: Residential (to be converted to commercial) Overall Concept Development of a Ground + 3 Floor commercial building with basement parking. Ground Floor: Premium restaurant with reception area for hotel guests. First to Third Floors: Hotel accommodation. Detailed Requirements Basement (Parking) Parking facility as per local bye-laws Provision for staff and guest vehicles Ground Floor – Restaurant & Reception Full plot utilization as per FAR & setback regulations (~175 sq. m) Restaurant seating capacity: 60–80 guests with private areas for small events Kitchen: Commercial-grade kitchen with cold storage, pantry, dishwashing area, and waste management space behind kitchen Washrooms: Separate male, female, and staff washrooms Reception & Lobby: Check-in counter, waiting lounge, lift, and staircase access First Floor – Hotel Rooms (5-6rooms) Guest rooms with attached bathrooms and wardrobe space Provision for central AC, plumbing, and electrical planning Central corridor for room access Linen storage / housekeeping service room Second Floor – Hotel Rooms(5-6rooms) Same layout as first floor Third Floor – Hotel Rooms & Suites Mix of standard guest rooms and two luxury suites Roof access for service areas (water tanks, solar panels, AC units) Additional Specifications Lift access to all floors Separate service staircase for staff & supplies Compliance with fire safety norms (fire exits, extinguishers, emergency lighting) Proper ventilation and natural light planning Parking provisions as per municipal regulations Architect Deliverables Concept design & 3D visualization Detailed architectural drawings for municipal submission Structural, plumbing, and electrical layout plans
