prroject requirement:
24meters by 14meters G+6floors complex building.
1.Ground Floor (Open Space for Customization)
for retail or a showroom, you can use full-height glass windows
The ground floor will have no fixed walls (other than structural or service areas), allowing tenants to configure the space as needed—whether for sales displays, an event space, or an office setup.
2.Access to Underground Parking:
The parking area would span the entire basement floor (under the whole 25m x 14m plot) and have dedicated parking spaces for tenants and visitors, as well as spaces for motorcycles and bicycles if desired.
Consider a mechanical ventilation system for the basement, as natural light and ventilation will be minimal.
3.1st Floor (Open Space for Customization)
Open Floor Layout: Similar to the ground floor, this level will be left as an open-plan space, allowing tenants to customize according to their needs.
This flexibility could appeal to businesses needing large, adaptable spaces, such as tech companies, fitness centers, or flexible office spaces.
Core Services:
A service core ( stairwell, and restrooms) would be placed along one side of the building to maximize usable floor space.
As with the ground floor, ensure the floor-to-ceiling windows on the front and back façades to maximize natural light. This floor could also feature access to the shared spaces in the building like restrooms or break areas.
4.2nd Floor (Reception & Restaurant)
5.3rd, 4th, and 5th Floors (Office Suites or Accommodation Rooms)
Office Suites:
Each of these floors can be designed as office suites, with a flexible layout depending on the tenants’ needs.
The central part of the floor would have shared core amenities (staircase, elevator, restrooms) with offices on either side.
Modular Walls: Since these floors will have commercial office tenants, you can offer modular walls or partitions that can be customized, allowing tenants to configure the space for private offices, meeting rooms, or open-plan work areas.
Shared Amenities: Consider including a few shared conference rooms, a break area, and small meeting spaces on each floor.
Accommodation Rooms (for Residential or Hotel-like Use):
If these floors are intended for residential accommodation or hotel rooms, the layout will consist of private rooms with en-suite bathrooms.
Design the floor with corridors leading to individual rooms, and shared amenities such as a small kitchenette or a communal lounge area for residents.
For a more hotel-like feel, each room could include high-end finishes, and the floor could be arranged with a central reception and lobby area to handle guest check-ins and daily services.
Lighting & Windows:
Ensure large windows on the front and back of each floor to bring in as much natural light as possible, especially since the building’s sides will likely have minimal light due to neighboring buildings.
Use glass partitions or light wells to improve the flow of light into the center of each floor, if needed.
6th Floor (Penthouse)
Exclusive Design:
The penthouse can feature a luxury design with high-end finishes, including floor-to-ceiling windows, a private balcony or terrace, and a lounge area with panoramic views.
A small, private office, living area, and possibly a personal gym or entertainment room could be added.
Consider a private kitchen and dining area for the penthouse to maintain exclusivity.
