i hope this email finds you well.i wanted to share the detailed programming for the mixed use building project, along with specific consideration for parking,sustainability,accessibility, and future needs.please use these guidelines to develop the designs. Programming Details: Ground Floor 1.auditorium; located at the rear for noise control, with direct pedestrian access and acoustic insulation 2.CAFE adjacent to retails with an outdoor seating area to encourage engagement 3.WELLNESSZONE spa,gym,and Swimming pool, grouped in a private serene section.or indoor 4. PEDESTRIAN PATHWAYS, Landscaped paths connecting all zones, ensuring seamless flow and accessibility. FIRST FLOOR PARKING OFFICE SPACES; Flexible modular layouts with natural lighting and soundproofing for comfort SHAREDLOBBY. A centralized lobby with access to restrooms and pantry,cafe for convenience. second floor PARKING OFFICE SPACES ,private booth meeting,conference rooms,all office area should be 3000sqm TYPICAL FLOORS studio,onebed, twobed and 3 bed rooms apartments with luxury and high end concept and luxury penthouse and green roof on the top ADDITIONAL CONSIDERATION Parking: ensure the parking structure on the top floor is efficient,well-lit,and safe for users.include designated pedsterian pathways to elevators and staircasees SUSTENAILBILITY, Incorporate sustainable design features such as energy efficient lighting,water recycling systems and greenery for insulation and aesthetics.
