Hello, You will find a DWG attached to this request with an initial plan of a villa which was confirmed by my client but at some point he changed his needs to go a different way. The most essential to know is 1- The owner wants to add an underground parking for 6 cars with a storage area in the parking. 2- Water pump room in parking 3- Electrical generator in the parking 4- The new project will maintain the structure of the current plan to add 3 floors of each 3 bedroom apartments each. 4 - Each apartment will be for rent and comprises of 3 bedrooms each with toilets, a maid bedroom, a formal living, a family room and all other necessary amenities 5- The terrasse (last floor) will be reserved exclusively for the owner with a lounging area, a sitting area and a barbecue area. 6- You will find in the attached plan the respective spaces and rooms for the villa. 7- Keep in mind that the law in our country does not allow for the tenant/apartments stair case to go straight to the parking, there should be a separate stair access to the parking. 8 - Please KEEP IN MIND that the required law here in Senegal is to maintain a MAXIMUM OCCUPANCY OF 70% of the land... NOT MORE 8- YOU ARE FREE TO PROPOSE ANYTHING BETTER THAN THE CURRENT PROPOSAL AS LONG AS IT DOES NOT DEVIATE TOO MUCH FROM WHAT WE HAVE NOW
