oARCHITECTURE PROJECTS
Developed by a design team that works based on knowledge of the objectives, program and financial constraints and based on local knowledge, on the design and development of architectural solutions suited to the situation. The architectural project consists of several phases of
work: Preliminary Program, Preliminary Study, Preliminary Project, Base Project (Licensing), Execution Project, Work Monitoring.
oSPECIALTY PROJEC
Specialty projects are mostly developed by engineers. Basically, they are the calculation, demonstration and graphical and written representation of the measures to be taken in order to achieve an optimal performance in all the technical components of the building. The complexity of each topic addressed requires that it be dealt with by a professional with specific training in each area of knowledge.

oPLANNING AND URBANISM
Planning and urban planning services are intended for all studies and projects with an impact on public space. We can highlight the case of subdivisions, masterplans or detailed plans where a private or public developer grants or generates public space. However, this also includes cases in which a private person acquires a land with a certain subdivision permit and intends to change its characteristics, which may or may not be accepted by the community covered by the subdivision operation.
oLICENSING PROCESS
We base our work on scrupulous compliance with general and specific legislation that regulates the construction activity and all building and urbanization processes. Verification of compliance with these activities is generally the responsibility of the respective Municipal Councils, except in exceptional cases such as industriais licensing. As such, whether it is construction from scratch or the rehabilitation of existing buildings, any activity in the construction sector must be mandatorily reported to the competent Municipal Council. What varies is the way or formal procedure in which this communication should be made. In some cases it involves the presentation of projects, in others prior communication will be sufficient. •LICENSING AND PROCEDURES
oTYPE OF USES
In addition to the location of the land or building, the type of use for which the project is intended is an absolutely fundamental factor for the success of a licensing application. We can even say that some uses are not even likely to be approved in certain places. As such, knowing the legal framework of the program that we are going to put in the building and the external entities that, in addition to the chamber, give their opinion is crucial.
oTYPE OF REQUIREMENTS
There are several application types available for the following types of interventions. However, they all have different characteristics, must be delivered to the city council with different documents and also provide the applicant with various rights and responsibilities. Prior communication may be the appropriate process in some cases, in others the ideal is a request for prior information, and in others, starting immediately to apply for a license is the fastest way to achieve the citizen's objective.
oEDIFICATION
Applications for building permits concern all new constructions or also commonly known as new construction. Basically, it is an operation by an applicant that seeks to build a building that does not exist for the purposes of a certain use. The request for licensing of building works is covered by the legislation that affects the intended use and the soil qualification allowed in the Municipal Master Plan. In this case, the legal requirements are usually higher since the promoter is not so conditioned by pre-existing conditions.
oREHABILITATION
The definition of Rehabilitation presupposes any intervention that seeks to somehow improve the conditions of existing buildings, that is, to benefit buildings that have already been constructed. It is perhaps too generic to be summarized in a few words, as it ends up encompassing very diverse situations.
Thus, rehabilitation may mean changing a certain use in a building, expanding the size of something built, reconstructing a vacant or dilapidated building, remodeling the interiors of an existing space or simply carrying out conservation and restoration work.
oTOWN PLANNING OPERATIONS
Urban planning operations are licensing requests that normally have consequences on the existing or to be created public space and which, due to their urban nature and character, generate legal implications with different owners. These operations include detailed plans, requests for urbanization, subdivisions, alterations to the subdivision permits and in some cases even the simple constitution or alteration of horizontal property if this is provided for in municipal regulations.
oINDUSTRIAL LICENSING
Certain sectors, such as industrial activity, are highly regulated or regulated. The industry, in addition to the specific administrative licensing process, is also obliged to apply for industrial licensing with the external regulatory entity, which in recent years has been the Ministry of Economy, through the company's portal. Within this application there are two possible chapters to explore: on the one hand the possibility of changing an existing industrial establishment and on the other hand the installation of a new industrial establishment if you want to license a factory, warehouse or industry, do not hesitate to contact an engineer or EMDESIGN architect.
oZERO COMMERCIAL LICENSING
Zero Licensing in its various aspects presupposes, above all, the streamlining of procedures that allow the promoter of a certain commercial establishment to open, modify and close it on the date he/she actually wants to. However, the commercial establishment will have to comply with the legal technical requirements for this purpose and at the same time will also have to install itself in a space with a permit for use compatible with the intended activity. It is important to note that zero commercial licensing does not exempt investors from complying with all legislation in the space where they will operate. In reality, it only transfers a later added inspection responsibility to the municipal administrations.
oLEGALIZATION OF WORKS AND DEMOLITIONS
Although demolitions can be carried out even for other reasons of a different nature, the most common reason is the legalization of existing constructions that were not previously carried out or whose use has expired for some legal reason. The process of legalizing works turns out to be very similar to any other licensing process. In the same way, all the foreseen legal norms must be observed, however, it is necessary to report all situations that do not comply with the law, if any, and determine the necessary measures to resolve the present illegalities. In addition to the municipal administration, all external entities with competence in the activity or location will also have to issue an opinion.
