Project Background
BU Office is a 2014 proposed commercial office block on a narrow 944 sqm plot along Admiralty Road, Lekki, Lagos. Inspired by Le Corbusier's pilotis and ribbon window principles, the 'Stilted Structure' concept lifts four floors of open-plan office space above a ground-level car park for 22 vehicles. The client required flexible, column-free office floors with efficient vertical circulation, crowned by a barrel vault roof that gives the building its distinctive Lekki skyline presence.
Exterior Renderings
Viewed from the Front/Left perspective, BU Office captures the building's dual architectural character — full-height curtain glazing rising four storeys above exposed pilotis, with the left flank revealing horizontal fin/louvre elements that animate the side elevation. The barrel vault roof crown asserts a distinctive skyline presence at the top. An open ground floor car park, cobblestone forecourt, flagpole, and security post complete the Lekki commercial setting.
BU Office presented across two perspectives — the Front/Left rendering asserting the pilotis-lifted curtain glazed facade and horizontal louvre fins, while the Front/Right aerial reveals the barrel vault roof crown, solar-panelled terrace, and louvre-finned long elevation above open parking. Together both views capture the complete architectural language and spatial ambition of the 'Stilted Structure' concept on the Admiralty Road, Lekki.

Palm trees, perimeter wall, and gate anchor the street frontage, expressing the 'Stilted Structure' concept's confident identity on Admiralty Road, Lekki.

The Site Layout of BU Office confirms the 'Stilted Structure' concept in plan — a narrow 944 sqm plot of 60.99m x 15.47m on Admiralty Road, Lekki, with the ground floor entirely organised as open car parking for 22 vehicles. The central core houses the staircase, lift, and facilities office, while an ancillary building occupies the left end. The dotted line indicates the cantilevered upper floor mass projecting above — the building lifting itself free of the ground plane below.
The typical First and Second floor plans of BU Office deliver the core commercial programme — two open-plan office wings of 163m² and 200m² flanking a central stair/lift core and wet rooms, totalling approximately 363m² per floor. Continuous ribbon windows wrap all four sides of both wings, maximising natural light and ventilation across the column-free workspace. Repeated across two floors, the layout yields over 726m² of flexible, efficient open-plan office accommodation.
The Third floor plan of BU Office marks a transition in the building's vertical hierarchy — the floor plate steps back from the typical levels below, reducing to two office wings of 108m² and 144m², totalling approximately 252m². The central stair/lift core and wet rooms are retained, with a secondary staircase introduced on the right wing. Continuous ribbon windows wrap both wings, maintaining the building's consistent fenestration language as it transitions toward the executive MD level above.
The Fourth floor plan of BU Office delivers the building's premium executive level — a largely open floor plate with minimal subdivision, an open-to-below void creating a double-height MD suite on the right, and continuous ribbon windows wrapping the full perimeter. The lift core and staircase provide vertical access, while a single WC serves the floor. Sitting directly beneath the barrel vault roof canopy, this level crowns BU Office with its most distinguished spatial experience.
The Roof plan of BU Office resolves the building's crowning composition — a flat roof spanning the main body with a central lift overrun providing rooftop access, transitioning to the barrel vault roof zone at the right end, expressed in plan through dense horizontal hatching indicating the curved surface above. A solar panel array occupies the top-right corner, integrating sustainable energy provision. The parapet wall runs the full perimeter, completing the building's clean roofline.
Elevation Plan
BU Office's Front elevation presents a compact, vertically emphatic composition — full-height curtain glazing rising across four floors from pilotis ground level to 14,100mm building height, crowned by a vertical louvre screen above the parapet at 14,700mm. Angled fin elements flank both sides at each floor level, articulating the narrow facade with dynamic depth. Two entry doors at ground level beneath the pilotis confirm the building's open, permeable arrival on Admiralty Road, Lekki.
