Project Background
The project site in Lusaka is located within a rapidly developing peri-urban corridor characterised by a mix of residential properties, smallholdings, education facilities, and emerging commercial activity. The surrounding neighbourhood features medium-density housing and pockets of institutional and recreational land use, offering a balanced environment for a mixed-use development.
This design presents a modern, compact mixed-use residential concept characterized by clean geometry, strong vertical lines, and contemporary faade treatments.

The site accommodates a mix of unit types, grouped to optimise land use while maintaining a coherent neighbourhood feel. The layout also integrates gentle setbacks, pedestrian-friendly paths, and open spaces that contribute to a safe and inviting environment.

The layout features a central loop road with a roundabout, giving smooth access to all units. Homes are neatly arranged for privacy, good light, and efficient land use, with entry from Second Street, Ibex. The design maximizes the plot shape to create a clean, organized residential community.
