Project Background

The project involves redesigning a courtyard house in Bilajari, Baku. The two-storey residence totals 380 m², with 193.6 m² on the first floor and 186.2 m² on the second. The client requested a modern interior with selected vintage touches and a billiard area on the upper floor. Though originally built in an older style, the house will be fully renovated and redesigned from scratch.

The courtyard design combines functionality and aesthetics. A green zone with trees and flowering plants creates a natural ambiance, while the playground provides a recreational space for children. The paved area ensures easy access around the house, and a small vegetable garden adds practicality. Overall, the landscape balances comfort, greenery, and family leisure.

Floor Plan

The first floor (193.6 m²) is efficiently zoned. The living room is central with easy access to all areas. Kitchen and dining room are functionally connected. Laundry and bathroom ensure privacy at the back. Boiler room placed conveniently for service. Bedrooms are well-sized for family use. Staircase near the entrance ensures smooth circulation.

The second floor (186.2 m²) is designed for private and leisure areas. The hall serves as a spacious central zone. The master bedroom includes an en-suite bathroom and wardrobe. Two children’s rooms and a guest room ensure family comfort. A separate study adds functionality for work and relaxation.
