Project Background
Cohera is a mixed-use development located in Mladost district, on Aleksandar Malinov Boulevard. The complex comprises three residential buildings with a total of 190 apartments, 8,000 sq m of office space, restaurants, retail units, and an underground parking garage with 400 parking spaces. The development is organized into four sections, each carefully positioned to ensure optimal orientation for users and clear functional structure.
Scheme Design
The master plan features a mixed-use development on an elongated, wedge-shaped site with three residential buildings (Entrances A–C) and an office complex. Buildings reach up to 50 m in height. The project includes an underground parking garage with ramp access, surface parking, two fire truck access areas, and extensive landscaping throughout the site.

The project’s defining feature is a 14-storey office tower facing Aleksandar Malinov Boulevard. In contrast, the three residential entrances are set back from the busy boulevard and oriented towards Vitosha Mountain, providing a quieter and more pleasant living environment. This spatial organization ensures clear separation between residential and office functions while maintaining a cohesive mixed-use development.
Openings carved into the building volume and a dynamic roofscape create a distinctive contemporary silhouette, making Cohera a landmark in Mladost. A key architectural objective is lightness, achieved through soft forms, voids, and carefully selected faade materials. Horizontal bands unify the composition, while the reflective faade integrates the building into its surroundings through changing light and seasons.
