Project Background
Situated on a 670 sqm parcel in Victoria Island, Lagos, Hotel Arrch is an adaptive reuse of a detached duplex into a boutique hospitality destination. The client required a conversion retaining the existing gabled massing while fully reimagining the interior program. A personal affinity for arches became the central design concept — expressed consistently across architraves, openings, and transitions — shaping seven en-suite rooms, a restaurant, bar, and refined guest arrival sequence.
The as-built residence — a salmon-rendered duplex with distinctive arched fenestration, gabled massing, and yellow-framed openings — forms the foundation of Hotel Arrch. Rather than erasing its character, the redesign preserves the existing envelope while introducing precise interior and exterior interventions. Matte black roofing, refined mullions, repositioned entry, and curated landscaping collectively elevate the structure into a considered boutique hospitality identity.
The existing central entrance was shifted to the right, streamlining guest arrival and spatial flow. The original terracotta roof — visible in the as-built photography — was replaced with matte black, sharpening the building's silhouette. Black anodized mullions with clear glazing replace the dated yellow-framed openings, modernizing the facade. A redesigned fence and deliberate landscaping complete the transformation into a refined contemporary address.
Exterior Renderings
The rendered facade reveals Hotel Arrch's transformation — moss-green textured render breathes new life onto the retained gabled massing, while black anodized mullions reframe the signature arched fenestration. The repositioned entrance, framed by curated planting and accent lighting, anchors a graceful arrival sequence. A dark perimeter fence defines the boundary, with marked parking bays ensuring an organised, elegant forecourt befitting a boutique Victoria Island address.
The front elevation reveals Hotel Arrch's considered site strategy — a moss-green textured facade retains the original gabled silhouette while arched fenestration reinforces the client's signature motif. The forecourt accommodates seven to nine marked parking bays with a concrete finish, flanked by a discreet prefabricated gatehouse and partition metal gate. A modest green planting strip softens the arrival zone, balancing functionality with a welcoming boutique ambience.
Beyond the main facade, Hotel Arrch's site planning is equally deliberate. A mature shade tree anchors the forecourt ambience. A repurposed container discreetly houses staff quarters, while the secondary compound conceals the generator, conveniences, kitchen, and storage — keeping operations invisible to guests. A dual-access gate system supports emergency egress, and the manager's office is strategically positioned facing the entrance, ensuring seamless guest oversight from arrival.
This elevated view captures Hotel Arrch's forecourt at full capacity — five marked bays accommodating varied vehicle types against a concrete-finished surface. The repurposed staff container runs along the left boundary, its dark cladding and external staircase discreetly integrated. The mature shade tree frames the top-left corner naturally. The green-rendered facade with signature arched glazing anchors the composition, while the gatehouse canopy below completes the organised arrival sequence.

Floor Plan
The ground floor plan orchestrates a clear hierarchy of spaces. Guests enter through reception into the lobby, transitioning naturally toward the restaurant lobby and dining areas. The bar and outdoor sitting zone flow seamlessly for social engagement. Private guest bedrooms are distinctly separated from public zones, accessed via a dedicated corridor. Back-of-house functions — kitchen, laundry, store, and staff office — are fully screened, ensuring operational efficiency without disrupting life
The upper floor is exclusively devoted to guest accommodation, creating a clear separation from the public zones below. Five en-suite bedrooms — including the presidential suite with its dramatic arched plan form — are arranged along a central corridor, each with private bathroom facilities. A compact seating area and lobby node ease circulation between rooms. The detached staff quarters, positioned independently, ensure service efficiency without compromising guest privacy or comfort.
Elevation Plan
The front and right elevations document Hotel Arrch's architectural language across four defined levels — from natural ground to roof at 9375mm. The front elevation expresses the retained gabled roofline, signature arched fenestration, canopied entrance, and flanking staff container. The rear elevation reveals the single-storey service wing with measured openings. Both drawings confirm the building's restrained massing and the precise vertical proportions governing its boutique identity.
The rear and left elevations expose Hotel Arrch's layered spatial program across four vertical levels up to 9375mm. The upper elevation reveals the steel-framed conservatory lounge with full-height glazing, opening onto the outdoor terrace, while the generator enclosure sits discreetly above. The lower elevation documents the outdoor restaurant seating zone, arched bar fenestration,and stepped terrace access. Section Plan
Sections X-X and Y-Y dissect Hotel Arrch's full spatial depth across four levels to 9375mm. Section X-X traverses the public spine — reception, restaurant lobby, and dining area — revealing double-height volumes and the timber roof truss construction above. Section Y-Y cuts through the private guest corridor, stairwell, and upper bedroom, exposing the stacked floor-to-floor relationships. Both sections confirm the precise ceiling heights and structural logic governing each programmatic zone.
Architectural Rendering-Main Gate
The rendered access road frames Hotel Arrch's arrival experience before guests reach the gate. Flanked by clean rendered perimeter walls with expressed pilaster detailing, the tree-lined carriageway creates a naturally shaded, calming approach. Street lighting mounted on slender poles reinforces a sense of order and security. The mature canopy overhead softens the urban setting, establishing a composed, welcoming threshold that signals the refined boutique character awaiting beyond the entrance.

Through thoughtful adaptive reuse, the project transforms an existing residence into a distinctive boutique hotel that balances contemporary hospitality with architectural character.
Hotel Arrch carries its refined identity beyond the building envelope into deliberate site planning. Five to six parking bays, a discreet staff container, and concealed service zones maintain operational efficiency without compromising aesthetics. Fence-integrated lighting subtly defines the boundary, while a canopy with gentle steps choreographs a graceful arrival — ensuring the guest's first impression is as considered as the spaces that await inside.
